Nestled in a prime location at the heart of Trafford, this master plan transforms previously vacant brownfield land into a dynamic and interconnected residential neighbourhood comprised of 128 units.


The development features a wide range of accommodation options, including 1, 2, 3, and 4-bedroom houses that rise to either 2 or 2.5 storeys. Each unit is designed in alignment with the Nationally Described Space Standards (NDSS), ensuring spacious and comfortable living environments.


Residents benefit from in-curtilage parking and private rear gardens, as well as convenient access to the Public Open Space integrated within the site.


A key aspect of the development is its connection to the surrounding area, particularly through pathways that lead into Merlins Park and extend into the wider community. This connectivity plays a crucial role in adopting a sense of belonging and integration.


The design process has incorporated Trafford's Design Guide and Strategic Design Principles, ensuring that the aesthetic and functional qualities of the neighbourhood are aligned with local standards.


The public realm is designed to celebrate local distinctiveness, offering safe and accessible spaces for various activities, play, and recreation.


Thoughtful landscaping and spatial organisation establish clear thresholds between public and private areas, enhancing privacy and security throughout the development while inviting community engagement.
